Smart Pro Consulting Inc. offers project management services from initial consultations at the stage of selecting the premises until the end of construction work and to the further maintenance recommendations.

The main stages of a project are the following:

  1. Selecting premises:
    • Consultation for selecting the premises
    • Consultation for all technical aspects that are relevant to the different stages of construction and maintenance
    • Technical examination of the leasing arrangements (buy and sell) for the premises
  2. Preliminary works
    • Overall inspection of the premises which includes detail survey, inspection of the  load-bearing structure and the engineering systems
    • Photo survey of the premises
    • Preparation of the preliminary budget
    • Preparation of the preliminary schedule
    • Preparation of the preliminary cash flow
  3. Design and Architectural projects development
    • Preparation of technical specifications for design project development
    • Selection of designers and architects including run of a tender
    • Development (coordination of a development) of design and architectural projects taking into consideration of the Client’s requirements and Architect’s recommendations
    • Consulting the Client on an issue of exterior advertising, shop signs etc. (including assistance in receiving approval with local authorities)
  4. Working project development and approvals
    • Preparation of technical specifications for working project development (including architectural project and engineering project)
    • Selection of local architects and engineers (including run of a tender)
    • Development (coordination of a development) of working project taking into consideration Client’s requirements and Architect’s recommendations
    • Approval of working project with the Client, the Landlord and other authorities if necessary
  5. Development and approval of a detailed schedule and budget
    • Development and approval of a detailed budget with the Client
    • Development and approval of a detailed schedule with the Client
    • Development and approval of a cash flow
  6. Ordering process
    • Preparation (coordination of preparation) of ordering specifications for the supply of finishing materials, engineering and technical equipment
    • Collection and analysis of fee proposals from the suppliers (including run of a tender)
    • Approval of the control samples with the Client and the Architect
    • Placing orders
    • Control over production process including the lead-time, quality control, management of a development and approval of shop drawings
    • Consulting the Client at the stage of signing the contract with the logistic company
    • Control over the payments to the suppliers and logistic company
    • Management of a pickups and shipments
  7. Selection of Subcontractors
    • Preparation of tender specifications
    • Selection of a qualified candidates for a tender
    • Run of a tender, collection and evaluation of the results
    • Consulting the Client at the stage of selecting subcontractors
    • Consulting the Client at the stage of signing contracts
  8. Control
    • Quality control and also control over works on site in correspondence with  the working project
    • Control over site safety conditions as per Client’s requirements
    • Control over timely and qualified designer supervision
    • Control over actual budget in accordance with the approved one
    • Control over actual schedule in accordance with the approved one
    • Preparation of weekly site reports including photo reports
  9. Commissioning
    • Preparation and management of acceptance committee
    • Preparation of a defects list complete with the elimination of defect dead-lines
    • Control over elimination of defects
    • Control over preparation and handover of the as-built documentation, intermediate acceptance acts, licenses and certificates etc.
    • Premises handover to the Client
    • Preparation and handover of the maintenance certificate of the premises  including maintenance recommendations, consumables list, contact list of the suppliers and maintenance organizations etc.
  10. Warranty maintenance
    • Periodic  monitoring of the technical conditions of the functioning premises
Assistance in such issues as execution of warranty obligations of the subcontractors and the suppliers
